The first new housing in Delphi in decades
The challenge
Delphi had seen no residential development in decades — a growing employer base with nowhere for people to live, and a county with no precedent for an investment of this size.
The partnership
Iron Men structured a ground-breaking capital stack with Carroll County, the City of Delphi, and the State of Indiana — the largest private housing investment in the county's history.
The outcome
68 new homes on the Hoosier Heartland corridor, opened in fall 2024, owned and operated by Iron Men — permanently.
